Our Process

We firmly believe that there is never an early enough time to engage a builder regarding your project. We respect that architects and engineers are integral parts of a successful project but a builder will be able to educate you on costs, and the impacts that certain selections may have on your home through the design phase of your build, saving hard conversations and headaches down the track.

Consult

This is an initial meeting to gain an understanding of your vision. We will offer you a range of architects and industry professionals that we recommend to assist with your process. Our aim here is to discuss key areas of focus in your build and move forward from there. Then we will take all documentation required and collaborate closely with the selected design team to provide an estimate that aligns with your desires alongside your budget.

Create

This Stage involves working our way through selecting all your fittings and fixtures. We will collaborate closely with your chosen Architects, Engineers and Designers to ensure the practicality of your home. Once all items and finishes have been selected, we will supply you with a detailed scope of works outlining all included and excluded works along with a contract price inclusive of GST. Upon acceptance we can then offer you a range of governing bodies to keep the approval process as simple as possible.

Construct

Once the project commences you will be supplied with a detailed construction schedule itemising all works. You will also have access to construction softwares used by JG&CO Admin and the On-site team to keep up to date with progress. You will be required to attend weekly site visits with our project manager to ensure all is ticking along like you had imagined. This process will continue through out the complete build.

What do I need to know before I build?

Alongside getting a good building designer, we encourage our clients to get us involved as early as possible during the design stages of your project. A good builder understands the impacts that a certain design can have on the cost, build time and outcome on a certain project. Architects and Building designers are excellent in getting you the design and layout you may require but by having your builder involved they are going to be able to work with you to make the design fit your budget.

What Building Permits do I need to build my home?

Typical permits that you will require for your home will come down to the location of your property. You can expect to obtain zoning, environmental and, occupancy permits of most builds. Some more rare permits that may be required can be Bushfire, Acoustics if you are located in a BAL area or under a flight path.

By choosing a reliable architect they are going to be able to guide you through the whole approval process with your local governing body.

How can I control cost blow outs throughout the building process?
  • Detailed Planning and Budgeting for each stage of your project.
  • Good communication with your builder and trades to make sure your expectations meet your budget.
  • Limiting the amount of design changes to minimise materials, labour increase and time delays.
  • Becoming open to interpretation by your builder making design changes to minimise cost.
